Relocating the hatch hole is often a great idea. In order to safely and easily get up into the loft with bulky items, you will need a good amount of space to access the ladder. Also, the better ladders need swing room and clearance on the landing and in the loft.

Fitting an Extra Large Bi-Folding Wooden Loft Ladder and Safety Hand Rail in Alcester

This job was to increase the current loft hatch by about 50%. The owner wanted the widest hatch available to get his bulky items up into the loft. We fitted a 70cm/120cm Fakro bi-folding loft ladder. Floating Frame Over 420mm of Insulation and Fitting Boarding Down the Centre of Truss Roof in Leamington Spa

This lady wanted her loft boarded out but had a lot of insulation and the roofs internal structure was trussed, making it difficult to negotiate. We floated a frame above the insulation level with a robust system of joists, thus allowing the 420mm of insulation underneath it to sit without being squashed down and so it was able to breathe. This is really impotant to reduce the risk of condensation building up in the roof. We also installed a 3 stage Youngman Easiway loft ladder and custom hatch for easy access.

Fitting a Heavy Duty (Titan) Loft Ladder in Moseley

This couple had recently moved in to a terrace house and had a lot of bulky items that needed stowing out of the way. Their existing loft hatch was small and did not have a safe fix point ladder to access the loft.

We offered to enlarge the loft hatch and install an extra large version of Fakro's premium LWK wooden bi-folding loft ladder. This way, they could keep the width of the current opening the same and increase the length without the need for any decorating after the new ladder had been installed.

The new hatch was very large at 70cm/120cm. The fix point ladder (with large flat wooden steps and a handrail) made this the perfect solution to access the loft quickly and safely.

In this new house this family wanted to board out the most useable part of their loft space. We suggested, as it was a new built house with a trussed roof, to concentrate on the area in the centre of the loft with most amount of head height space. Being a new house this loft was fully topped up with just shy of 300mm of insulation. It is important to remember that this must not be squashed down as is can lead to condensation issues. In order to allow the air to flow through the insulation, we build a subframe or a floating frame raised up at 300mm. This cavity allows the insulation to sit without being compressed in its normal position. This job was completed in a 4 bed detached, new built house.

Adding a Safety Rail / Fence in Harborne

After we boarded out this families loft, they decided they wanted a safety rail to help them get in and out of their loft. The fence provides additional grab point to hold and helped to protect against falling out of the loft.

Boarding Out Loft with 400mm of Insulation in Wythall

This job was to part board out a loft in a brand new house. The issue here was that they had 400mm of insulation over the top of the roof joists. We did not want to remove any of their insulation but it is very important not to squash it down either as it can lead to condensation issues. Squashing it down can trap moisture- it requires space and airflow in order to breathe, and allow moisture to escape. In order to lay a floor we built up a subframe and floated the floor 420mm above the existing joists leaving plenty of room for the insulation to sit undisturbed.

Installing Safety Trap Door in a Loft in Stratford-Upon-Avon

It is possible to fit a hinged safety door in your loft. The idea is that when you are up in the loft you can close off the space to stop any potentially very serious accidents from happening. These guys have kids that obviously love exploring all four corners of their house and inevitably want to go in the loft when Dad goes up to get the Christmas tree! They wanted to know that they had peace of mind that when they are all up in the loft and the risk of falling out was reduced significantly by installing this door. Safety first kids!
