Installing a Deluxe Bi-Folding Loft Ladder in Sutton Coldfield

This couple were after a really safe ladder that was easy to use. "We're not getting any younger". Their words not mine! 

However there was an obvious choice for them. Fakro build a fantastic wooden bi-folding loft ladder that is strong and effortless to use. The LWL has the standard extra wide foot steps and sturdy construction. But on this particular model they have added a second hand rail and a gas piston release mechanism. This allows the user to lower the ladder down with ease. The piston acts as a brake. In the unlikely event whereby you let go of the ladder in mid air, the ladder will not fall or hit you. Instead, it stops still and starts to retract. This feature is great for cautious users.

We installed this ladder so that the couple could access there photography collection easily from their studio.

Installing a Safety Fence / Hand Rail in Smethwick

This house had a very tall ceiling which meant that the loft ladder we installed didn't have much rail left at the top to hold onto when getting into and out of the loft. We custom built them a hand rail / fence around the hatch opening to provide a fixed point to hold.

Boarding Out a Truss Roof Loft (With Floating Frame to Get Over Insulation) in Halesowen

This customer wanted his loft boarded but had a lot of insulation and the roof structure made it difficult for him to move around. We fitted his loft out with a robust floating frame system, allowing the 270mm of insulation underneath it to breath and have air-flow. This is really important to reduce the risk of condensation building up in the roof. We also installed a 3 stage Youngman Easy-way loft ladder and UPVC hatch for easy access. 

This job was completed in a newly built, 3 story town house.

Installing a Wooden Bi-folding Loft Ladder in a New Built House in Walsall

This is an example of fitting a wooden bi-folding loft ladder in a new built, 3 bed semi-detached house on Northumberland Way, Walsall, WS27.

This lady was delighted that we could fit a wooden ladder into her house as she was worried that the landing light was in the way. Not a problem, we were able to move her light to one side of the hatch and the hole was absorbed into the new hatch door space, so no redecorating was needed.

Installing an Extra Large Custom Loft Hatch in Birmingham

This house already had a very large loft opening but it was old and needed replacing. After measuring up the aperture our team built a customised drop down hatch to fit perfectly in place of their old pop out hatch, making it possible to install a 3 stage aluminium loft ladder. Installing a Four Section Bi-Folding Loft Ladder in Hall Green

This job was to install a 4 section wooden loft ladder in a semi-detached house on Cole Bank Road, Hall Green, Birmingham.

There are two main reasons why you might need to install a 4 section bi-folding loft ladder instead of the standard 3 section version.

1. The landing space has restricted room; a 3 section bi-foldong loft ladder needs 160cm of clearance from the back edge of the hatch in order for the ladder to unfold. If this space is smaller, say by an internal wall of balustrade, then the ladder isn't able to be unfolded. The 4 section version only requires 128cm to unfold and so can be the solution to this problem.

2. The hatch external dimensions are restricted: sometimes ladder clearance is not the issue but the hatch dimensions are. It can be the case where the hatch can not be extended to 109cm in length to accommodate the size of a 3 section loft ladder. This may be because of internal walls or pipes. In this case often it is possible to fit the 4 section ladder because it is a slightly more compact ladder assemble. It's hatch external dimensions be slightly smaller in length at 92cm.

Bespoke Hatch and Loft Ladder Fitted in Tamworth, Birmingham

In a 1980's, 3 bed, semi-detached house on Hornbeam Road, Tamworth, Birmingham.

The owner of this property had a truss roof and did not want to cut out and brace the ceiling timbers. Instead they wanted a custom hatch built to fit in between. Because the joists were only 460mm apart there was not much room to get up though the hatch into the loft with suitcases. For this reason they asked for the hatch to be extended in length to accommodate them and a suitcase when climbing up though the hatch. We built them a custom hatch 460mm/1000mm and dissolved the architrave into the wall in order maximise the available width.

Loft Ladder in Coleshill, Birmingham

In a 1990's, 3 bed, detached house in Kendal Avenue, Coleshill, Birmingham.

This was a straight forward job of pushing back a cross beam (noggin) to square up the aperture. This was done in order to make the loft hatch wider so I could accommodate a 3 stage loft ladder at 90 degrees to the stairs. It's really important to widen out the hatch to allow yourself plenty of room for you and your belongings to easily fit though the loft opening- safely and securely.

This roof window insulation is a fantastic example of how to bring more light into your house. We installed a very large Velux roof window over the stairs between to floors of this victorian house which brought massive amount of extra natural light into the both floors of the house. The natural light that roof windows bring into a house can transform the way a space looks and feels. Brightening and lightening up overwise quite a dark space.
