Floating a Frame Over Insulation in a Truss Roof Loft in Northfield

New build houses always have a lot more insulation in the loft as regulations have increased significantly over the years. It is now common to see a minimum of 270mm of insulation in the loft and often we see 400mm. The only way to keep this amount of insulation in place and intact when boarding out a section, is to float a frame over the top. It is very important not to squash down the insulation. You want to allow air to circulate so that moisture can escape.

We floated a timber frame 450mm over the ceiling joists and laid an 18mm tongue & groove chip board floor. 

This floor boarding job was done in a newly built house.

Boarding Out a Loft Around Truss Beams in Welford-on-Avon

This house had an inverted truss roof which made it difficult to use as a storage space because of all the diagonal trusses in the loft. We floated a timber frame 300mm above the exsisting ceiling to allow the insulation to sit without being squashed. Cutting out around all the trusses is a long and slow process but once complete, makes this space very usable.

At this house, we raised the floor height 170mm, floated a frame, added top up insulation, boarded out an area of the loft and finished it off with a new hatch and 3 stage aluminium ladder.

Floating Frame Over 420mm of Insulation and Fitting Boarding Down the Centre of Truss Roof in Leamington Spa

This lady wanted her loft boarded out but had a lot of insulation and the roofs internal structure was trussed, making it difficult to negotiate. We floated a frame above the insulation level with a robust system of joists, thus allowing the 420mm of insulation underneath it to sit without being squashed down and so it was able to breathe. This is really impotant to reduce the risk of condensation building up in the roof. We also installed a 3 stage Youngman Easiway loft ladder and custom hatch for easy access.

This is an example of fitting a custom built hatch and 3 stage Easiway Youngman loft ladder in a 1950's terrace on Dormington Road, Kingstanding, Birmingham, B44.

These guys wanted easy access and extra storage in their loft. They had 200mm of insulation which they did not want squashed down so we built a floating frame over the top of their insulation and boarded on top. This allowed adequate room for the insulation and loft to breath.

This job was a straight forward run down the middle of the most usable part of a loft. We boarded out 2.4m/8m down the centre and added shelves either side to maximise the useable area in a 4 bed detached house, built in 2001 on Green Close, Stratford.

This lady wanted us to fit out her garage loft space, as well her main loft in her house. Both had Fakro LWK timber bi-folding loft ladders and needed boarding out of the main sections of each loft.

In this new house this family wanted to board out the most useable part of their loft space. We suggested, as it was a new built house with a trussed roof, to concentrate on the area in the centre of the loft with most amount of head height space. Being a new house this loft was fully topped up with just shy of 300mm of insulation. It is important to remember that this must not be squashed down as is can lead to condensation issues. In order to allow the air to flow through the insulation, we build a subframe or a floating frame raised up at 300mm. This cavity allows the insulation to sit without being compressed in its normal position. This job was completed in a 4 bed detached, new built house.

Boarding Out Loft with 400mm of Insulation in Wythall

This job was to part board out a loft in a brand new house. The issue here was that they had 400mm of insulation over the top of the roof joists. We did not want to remove any of their insulation but it is very important not to squash it down either as it can lead to condensation issues. Squashing it down can trap moisture- it requires space and airflow in order to breathe, and allow moisture to escape. In order to lay a floor we built up a subframe and floated the floor 420mm above the existing joists leaving plenty of room for the insulation to sit undisturbed.
