In this new house this family wanted to board out the most useable part of their loft space. We suggested, as it was a new built house with a trussed roof, to concentrate on the area in the centre of the loft with most amount of head height space. Being a new house this loft was fully topped up with just shy of 300mm of insulation. It is important to remember that this must not be squashed down as is can lead to condensation issues. In order to allow the air to flow through the insulation, we build a subframe or a floating frame raised up at 300mm. This cavity allows the insulation to sit without being compressed in its normal position. This job was completed in a 4 bed detached, new built house.

Fitting a Roof Window in Bromsgrove

This was a standard roof window fit. The owners of this house wanted extra light in their converted loft office so we installed a 66cm/98cm Velux centre pivot natural pine roof window in the corner of their loft.

Adding a Safety Rail / Fence in Harborne

After we boarded out this families loft, they decided they wanted a safety rail to help them get in and out of their loft. The fence provides additional grab point to hold and helped to protect against falling out of the loft.

Boarding Out Loft with 400mm of Insulation in Wythall

This job was to part board out a loft in a brand new house. The issue here was that they had 400mm of insulation over the top of the roof joists. We did not want to remove any of their insulation but it is very important not to squash it down either as it can lead to condensation issues. Squashing it down can trap moisture- it requires space and airflow in order to breathe, and allow moisture to escape. In order to lay a floor we built up a subframe and floated the floor 420mm above the existing joists leaving plenty of room for the insulation to sit undisturbed.

Installing a Four Section Bi-Folding Loft Ladder in Hall Green

This job was to install a 4 section wooden loft ladder in a semi-detached house on Cole Bank Road, Hall Green, Birmingham.

There are two main reasons why you might need to install a 4 section bi-folding loft ladder instead of the standard 3 section version.

1. The landing space has restricted room; a 3 section bi-foldong loft ladder needs 160cm of clearance from the back edge of the hatch in order for the ladder to unfold. If this space is smaller, say by an internal wall of balustrade, then the ladder isn't able to be unfolded. The 4 section version only requires 128cm to unfold and so can be the solution to this problem.

2. The hatch external dimensions are restricted: sometimes ladder clearance is not the issue but the hatch dimensions are. It can be the case where the hatch can not be extended to 109cm in length to accommodate the size of a 3 section loft ladder. This may be because of internal walls or pipes. In this case often it is possible to fit the 4 section ladder because it is a slightly more compact ladder assemble. It's hatch external dimensions be slightly smaller in length at 92cm. 

In this case it was the second reason for choosing the 4 section ladder.

Deluxe Package Installation in 3 Bed House in Kings Heath

This job was the full deluxe package that Empire Lofts offer. We had to raise the floor level up 230mm to accommodate the insulation underneath without squashing it down. We did this using our unique timber loft legs to raise the new joists into position. We boarded out the loft with standard 18mm P5, moisture resistant boards, fit a timber loft ladder and finished off the job with some lights and our loft wrap- a dust reducing membrane.

This was a simple job. The customer wanted a draft proof loft hatch that was well insulated and an easy to use lightweight loft ladder. She only wanted to use it occasionally around Christmas and holidays and so didn't want to spend a lot on it. Fitting a Custom Built Wooden Hatch and 3 Section Aluminium Loft Ladder in Bourneville

In a 3 bed a 1980's period house.

This job is a good example of extending out the existing loft hatch hole in order to fitting a larger hatch to accommodate a loft ladder. The couple wanted this ladder installed because there boiler was in the loft and from experience they new that there energy supplier will not service there boiler unless there is a fix point loft ladder and loft floor boards leading to the boiler. This is for health and safely reasons. The original hatch was only 65cm/55cm which is a perfectly decent width but not an ideal length. We Custom built and fitted a hatch extending the length to 80cm making there new hatch 80cm/65cm. Perfect for a ladder leaving penalty of room for a person to climb up though with suitcases or tools.

In a new build, 2 bed, terrace house.

This job was a great example of the use of loft legs. Because the house was a new build with 270mm of insulation we put forward the idea of the loft leg system to board out a section of his loft. These loft legs allow you to board out a loft with minimal disturbance to the insulation. This is done by fixing down light weight plastic stilt legs to create a raise platform above the insulation. The owner also wanted a balustrade rail added as a safety feature.

The owner of this property had a truss roof and did not want to cut out and brace the ceiling timbers. Instead they wanted a custom hatch built to fit in between. Because the joists were only 460mm apart there was not much room to get up though the hatch into the loft with suitcases. For this reason they asked for the hatch to be extended in length to accommodate them and a suitcase when climbing up though the hatch. We built them a custom hatch 460mm/1000mm and dissolved the architrave into the wall in order maximise the available width.

This was a straight forward job of pushing back a cross beam (noggin) to square up the aperture. This was done in order to make the loft hatch wider so I could accommodate a 3 stage loft ladder at 90 degrees to the stairs.
